A great choice for those seeking a spacious, private villa to relax and explore an unspoilt part of the island. This 3 bedroom bungalow is extremely private with views to the sea over the pool at the front and to the hills at the back. You also get a good view of the village sports/football ground but, regrettably, not many energetic activities take place during the high season months. The extensive orchard behind the villa contains a selection of young fruit trees including date palms, apples, bananas, walnuts, figs, pomegranates, papaya and sultana vines planted and lovingly cared for by the owners who are very keen gardeners. The accommodation consists of an open plan kitchen/living room/dining room and separate utility room. The living area is equipped with a working fireplace, television (local channels only) and DVD player. The kitchen is equipped with oven and hob, fridge/freezer and washing machine. The double bedroom has it's own en suite bathroom and the two remaining twin bedrooms share the full family bathroom. All the bedrooms are equipped with air-conditioning units* for both cooling and heating and both ceiling fans and fly screens are found throughout. Leading from the shaded patio area off the living area is the 8 x 4 metre private swimming pool with walk-in steps. The pool is surrounded by a terrace area equipped with sunbeds, umbrellas, a poolside shower and barbecue. Location - Paphos, Ayia Marina Ayia Marina is a small, quiet village with a long stretch of unspoilt coastline. The town of Polis is within 10 minutes drive which has a good selection of shops, restaurants, bars, banks etc and the small fishing harbour of Latchi approximately 15 minutes drive from the villa. Paphos town centre is approximately 50 minutes drive. Terms and Conditions Rental: Bookings are made through www.villas4rentcyprus.com on behalf of the owner of the property at the price advertised. Booking and Payment: There is a 30% deposit payable on booking. The balance is payable 8 weeks before arrival. If a booking is made 8 weeks or less before arrival, full payment is required on booking. Unless special Terms & Condiitons apply. Special Terms & Conditions Apply: There is a 30% deposit payable on booking. The balance is payable on arrival date (but only if decided by the owner). How to Book: Bookings are made directly with Villas4rentcyprus. Customers choose a property from our web site and submit an availability form. Once dates and availability have been confirmed, the property can be held for 3 days if time is required to book flights. Please contact us if required. Once a booking form has been received, the Villa will be held for 7 days awaiting receipt of deposit. On payment of the deposit, the booking will be confirmed. If the deposit is not received within the 7 day period we cannot guarantee that the dates will still be available as some properties automatically cancel provisional bookings. If no confirmation has been received from us, Please keep us updated as to the type of payment being made, expected time of arrival and if there are any delays, to avoid disappointment. You will be advised of the balance and due date. On receipt of the balance payment, not less than 8 weeks before arrival, all details regarding directions, arrival and arrangements for the handover of keys will be sent out. If the balance payment is not received on time, the booking will be put on hold, pending cancellation until the balance payment or a written cancellation from the client is received. If booking is made less than 8 weeks before arrival, full payment is required at the time of booking. Confirmation and all details will be sent to the person in the group making the booking. This person should be over 18 years of age and have the authority from all persons in the group to make the booking. The names of all people in the group should be listed on the booking form. Payment: No payments can be made through our website by credit card, we accept payments through PAYPAL, or deposit to our account number which will be given to you once booking form has been sent back to you and confirmed. Data Protection: In order to complete your booking we require some personal details from you. We will only use this information in order to complete your booking and undertake to keep personal details confidential. Cancellation by you: Cancellation fees are as follows: Length of time before arrival when we receive your cancellation in writing. 8 weeks or more before arrival - lose deposit 3 weeks or more before arrival - 50% Less than 3 weeks before arrival - 100% Cancellation / Changes by us: If for any unforeseen reason we have to change your booking, we will do our best to offer you alternative accommodation of the same standard and if possible in the same / similar location. If we have to cancel your booking for reasons beyond our control, we will refund all monies in full. No extra monies will be due. We do not accept liability for travel expenses, alternative accommodation or other expenses that may be incurred. Late Arrival / Early Departure: No refunds will be due, if the customer is unable to arrive on the expected day due to travel problems. This also applies in the case of early departure. Respect for Owners Property: The owner should be advised of any breakages immediately. Theft is considered absolutely unacceptable. Please do not take away any items from the property at the end of your stay, they do not belong to you. Any items missing will be considered as theft. Please treat your accommodation / owners / fixtures and fittings with respect. Any illicit damage will be charged for. If guests behaviour is found to be unacceptable, owners have the right to terminate the rental immediatley, no refund will be due. Guests are kindly asked to abide by any rules and regulations set out by the property. These are put in place for a reason and are also often to accommodate other guests staying at the property. Rules and regulations are set out for everyone and help with the management and running of a property. Please kindly abide by them and please be considerate of others. Standard of Accommodation: We believe we have represented all the properties that appear on the web site accurately. The properties available for rent are not graded in the conventional way. However, they are all of a high standard of cleanliness, comfort and furnishing. Some details may be different from other countries but are in keeping with local traditions. If however, we cannot be held responsible for any changes made by the owner since our last visit and which we are not aware of. Some of the properties are in the heart of the countryside and/or working farms. Therefore, there may be some farm animals (chickens, horses) and owners pets. If this is problematic just ask before booking. Occupancy / Number of guests: The capacity of each property has been decided by the owner according to the size of the villa and facilities at the property. The maximum number of guests is stated on each web page, if you are unsure for any reason, please check on booking. We would ask customers to state clearly when booking the final number of all guests who will be arriving. If the number of guests exceeds the maximum capacity, this has to be agreed on booking and any changes have to be advised prior to arrival. We reserve the right to refuse extra guests if the number exceeds the maximum capacity of any given property after a booking has been made. No additional guests may be added after booking unless we have been advised in advance and have agreed it with the owner. If extra guests arrive at the property on or after the arrival date unexpectedly, the owner is within his rights to turn the guests away or make an additional charge. Welcome Packet: On arrival day the villa will offer a welcome packet that includes tea, coffee, water, milk, juice, wine, toast, butter, jam and anything else required and agreed on payment. Cleaning: Clean sheets and towels will be available during the whole holiday. A lady will come clean the Villa twice a week once (usually Wednesday) for a light cleaning and once a week for the standard cleaning (clean sheets and towels etc). Swimming Pools: Swimming pools are generally in use between mid April - mid October. Pools are not usually heated. If a pool is important during your stay please check with us on booking as to the opening / closure dates for the particular property booked. Opening / closure is not under our control as it is the decision of each property owner and we cannot be held responsible for their decision. Washing Machines / Laundry Facilities: All Villas on our website have a washing machine or a laundry room in the house itself. Please do not place wet washing on any inside furniture or leave dripping in rooms. Wet washing will damage inside furniture and floors. Any damage caused will be charged for. Properties have drying racks available or outside lines. Air-condition/Heating: Is payable at the beginning of the holiday (5 euro per unit per day) according to the amount consumed, unless otherwise stated. Air-condition is usually required from mid / end May to approx. end September depending on local weather conditions. If you are planning a trip during winter or spring when heating will be required, check the costs before bookings. Screens: Screens are fitted as standard at most properties. Accidents, Injury or Theft: Villas4rentCyprus cannot be held responsible for any accident or injury whilst on holiday. We strongly recommend all customers to take out adequate travel insurance to cover healthcare, cancellation, travel, accident and injury, etc.. Problems/Complaints: All of our owners will do their very best to resolve any problems that might crop up regarding your accommodation. But in the event of difficulty, Villas4RentCyprus should be contacted immediately, so that we can resolve the situation for you as quickly as possible. Please bear in mind that if you do not communicate a problem to us immediately it makes it very difficult for us to help you. Problems or complaints received at the end of a holiday will not be taken into consideration. Each complaint will be assessed individually.
