Stavroupolis is the land of the ancient Dios, and, today, capital of the Municipality of Stavroupolis, hence the name which dates from 1920s. Stavroupolis is the largest and most important of the villages of Nestos, in the prefecture of Xanthi and is build on the verges of Rodopi mountain range, with the last remaining virgin forests in Europe (Virgin Forest of Chaidou). The village is built on the banks of Nestos river, close to where the renowned Nestos Narrows and the Aesthetic Forest of the Narrows commence.

To Archontiko Villa has three bedrooms in total. The ground floor consists of a large open space, a living and drawing room, fitted with a fireplace and a double bed, sleeping room, kitchen and a bathroom fitted with a Jacuzzi. The upper floor consists of two spacious double bedrooms, a living room with a fireplace and a kitchen, where breakfast can be served. The rooms of the guesthouse villa are fitted with traditional furniture, but include modern and elegant amenities

Policies & Disclaimers

1. Your Accommodation Booking

All bookings shall be subject to conditions and charges for any booking changes. Whether you book alone or as a group, we will only deal with the lead booking name in all subsequent correspondence, including changes, amendments and cancellations. In all cases where a person makes a booking for himself and/or on behalf of others, you shall:

• Be of 18 years of age at the time of booking and possess the legal capacity and authority to book as the lead name and take up the offers advertised by us if they are still available ;
• Ensure that you and all other members of your party, including infants and children, are adequately insured and any person who is under 18 years old must be accompanied by an adult whilst staying at the accommodation.
• Be responsible for ensuring the accuracy of the personal details or any other information supplied in respect of yourself and any other person travelling on such booking;
• Be responsible for passing on any information regarding the booking or any changes made in relation thereto, to all persons staying at the accommodation , including but not limited to copies of booking confirmations;
• Accept these terms and conditions on behalf of all persons staying at the accommodation;
• Accept on behalf of any person detailed on such booking any refund which may become due from us.

There may be restrictions and conditions on some offers, but these are explained in the details of those offers. When you or (if you are booking through a travel agent) your travel agent ask for your booking to be confirmed, we will confirm the booking there and then, and set aside your chosen accommodation for you. Next, we will send you or your travel agent a confirmation invoice. If any detail on the confirmation invoice is not correct you must tell us or your travel agent immediately. If there is an obvious error on the confirmation invoice we reserve the right to correct it as soon as we become aware of it, but we will do this within 7 days of issuing the confirmation invoice or, if your date of arrival in the accommodation is within 7 days, no later than 24 hours before that date. If any of these changes are material and are not acceptable to you, you will be entitled to a full refund.

We are entitled to rely on the authority of the person making the booking to act on behalf of the other persons on such booking.

In the event that any subsequent changes require to be made to a booking (including group booking), or in respect to any element thereof, such change shall solely be effected by the person having made the original booking and who is identified as being the lead name on the booking system.

The terms and conditions do not affect your statutory rights and we reserve the right to change the booking terms and conditions on this site at any time.

The terms and conditions constitute the entire agreement and understanding between us and the lead name in relation to their subject matter. If you do not agree to these terms you may not use this web site, or book accommodation with us.

A legally binding contract will be formed when we send you the booking confirmation with your booking reference by e-mail, fax or by post (when booking through our call centre). We recommend that you take careful note of your booking reference because you will need it to check in and for any queries.

Please note that we can only check in the persons named in the booking confirmation.

2. The Price You Pay
All prices we advertise are accurate at the date published, but we reserve the right to change any of those prices from time to time. Prices can go up or down. We will be able to tell you or your travel agent the up-to-date price of your chosen accommodation advertised by us before confirming your booking.

We reserve the right to increase or decrease prices, at any time, without notice. In the event that a price decreases after you have made your booking, we are unable to refund any difference between the price paid and any lower price, which may subsequently become available.

We reserve the right to increase the price of your accommodation after you have booked but no later than 30 days before the arrival date stipulated and will forward an Amendment Invoice reflecting any changes made. After a Confirmation Invoice has been sent to you, any increase to your accommodation price will be as the result of changes in our costs of supplying your accommodation resulting from currency fluctuations and government action. An administration charge and any relevant travel agent’s commission is included within these amounts.

3. If We Cancel Your Booking

We aim to provide your accommodation as booked. We reserve the right to cancel your booking in any circumstances but if we cancel your booking, except where this is because you have not paid, you can either have a full refund or accept replacement accommodation from us of equivalent or closely similar standard and price (if one is available) This can include the choice of a replacement accommodation similar or same standards as Archontiko Traditional Guest House Villa. Should you choose this option the terms and conditions of your booking will not change and these conditions will still apply to your booking and we will always refund the difference in price if the replacement accommodation is of a lower standard and price. Other than in the case of non-payment, we will not cancel your booking less than 12 weeks before you go, unless this is the result of an event that is out of our control, such as war, threat of war, riots, civil disturbances, terrorist activity, industrial disputes, natural and nuclear disasters, fire, epidemics, health risks, hurricanes and other actual or potential severe weather conditions, and any other similar events.

4. Our Responsibility For Your Accommodation Booking

We will arrange for you to receive the facilities that make up the accommodation that you choose and that we confirm. We are responsible for making sure that each element of the accommodation you book with us is provided to a reasonable standard and as was advertised by us (or as changed and accepted by you).

5. If You Change Or Cancel Your Booking
If you wish to change or cancel your booking the lead name on the booking must advise us. If you want to change any details of your booking (such as changing to different accommodation or changing a name in your party), we will do our best to help. Changes and cancellations to all or part of a booking are subject to amendment and cancellation fees so that we can cover the cost of processing your cancellation and to compensate us for the risk that we may not be able to resell your accommodation. The lead name on the booking is responsible for paying this charge. The size of the charge depends on when we receive your notification – the more notice you give, the less we will charge. Once we receive your notice of cancellation you should expect to receive a cancellation invoice within 14 days. If you do not then please contact us.

6. Your Accommodation

The accommodation must only be used by those people named on your Confirmation Invoice (or on any Amendment Invoice issued). You are not allowed to share the accommodation or let anyone else stay there. You are responsible for the cost of any damage caused to your accommodation or its contents during your stay. These charges must be met by you and may have to be paid locally.
