The villa has a spacious family room to relax in with 2 large sofas and an easy chair all in soft leather. Suitably accompanied with end-tables and lamps, a coffee table and an entertainment center with a 50 inch cable LCD HDTV with recordable hard drive and a Blu Ray player. Sit back and watch over 800 channels as well as Premiership, Champions League and UEFA Cup football, matches shown every day. 200 of these channels ar ein Full HD. Record your favourite shows and playback later fast forwarding through all the adverts! A Nintendo Wii, 2 Controllers and 2 Nunchuk's with games is also attached to the TV.Step out from the family room under the covered lanai and on to 1600 sq feet of pool deck, which surrounds the sparkling clear 30 ft pool and bubbling spa that cascades in to the main pool. This area is the most secluded plot on the Tower Lake development. Sit and relax either on the comfortable deck furniture in the shade or the additional furniture at the back of the pool as you soak in the Florida sunshine. The whole area is surrounded by various palms and tropical plants, a veritable oasis! The pool area is provided with a removable safety fence for extra added protection for young infants should you need it. For extra security, all doors leading outside, either front or back are equipped with an alarm chime so you know who is coming and going! An outdoor BBQ is also provided, free of charge.Sleeping accommodation at the villa includes two king size master bedroom suites, with large HD cable TV's, walk-in closet space, both with master en-suite bathroom with mirrored vanity basin, walk-in shower, roman-style tub, and toilet. The third master also enjoys a king-size bed and similar luxuries to the other two. Its en-suite bathroom can also be accessed from the hall. Bedrooms four and five, have 2 twin beds, plus a nearby family bathroom. Finally, the 6th bedroom which has an en-suite bathroom, (again can also be accessed from the hall) has twin bunk beds which sleeps three plus a further single twin bed. There are hairdryers provided in each bathroom for your use.All bedrooms come complete with night-stands with lamp, dresser, telephone, TV with over 80 channels, DVD, alarm clock radio and closet space. Total sleeping for up to 14 people in all. The ground floor master has same number of channels as Main room. Bedrooms 2 and 3 have an additional 45 HD channels. A PS2 is also available for your enjoyment (US version) along with an additional Wii console and 2 controllers. A library of books, DVD's, Blue rays and PS2 games are provided for your enjoyment.The kitchen has been equipped with almost everything that you could need to prepare a family feast. Meals can be enjoyed at the Dining Table overlooking the pool or you can dine al fresco at either of the tables outside. You can also have a quick snack at the breakfast bar.For your further entertainment there is a large A/C games room which has Table Football (Foosball), 7ft Air Hockey, a 8ft Pool Table which can be flipped to Table Tennis if desired an Exercise mat, weights bench and an Elliptical Machine/Cross Trainer. Music is provided via a system which plays radios and cd's and an Ipod Dock. Outside on the patio there is also a full size table tennis table. Fancy a round of golf? Well, we have 2 full sets for you to use, free of charge.The house is equipped with FREE Wireless Internet Access throughout. Furthermore, all Local, National and Long Distance calls are free. A travel cot, stroller and High Chair are also provided. We have a code activated safe with a small surcharge.

Calabay Parc at Tower Lake is less than 12 miles from Walt Disney World in Kissimmee and provides an executive community of 320 stunning homes behind a magnificent gated entrance, with lakefront facilities including a boat ramp, fishing pier/dock and water sports. Built along the Highway 27 corridor, the Community is 2 minutes away from a 24 hour Wal-Mart and The Southern Dunes Golf Club. Further shops including Publix Superstore, Blockbusters Video and restaurants are all within a 5 minute drive.

On leaving the airport take the 528 Beeline expressway (toll road) West towards Seaworld / Orlando. Take the Interstate 4 West towards Tampa / Disney World. Stay on Interstate 4 passing all exits for Disney. Get off at junction 55 following signs for Highway 27 South. On the slip road approaching Highway 27 keep to the right. Continue South on the 27 for approximately 6 miles. You will see a sign on the left for West View Ridge. The next turning after this, you will see a Lowes Store. Take this turning onto Bates Road Up on the right is the gated entrance to Calabay Parc @ Tower Lake.

Holiday Villa Terms and ConditionsDeposit: A deposit of £200/$350 is required when booking your holiday villa. As soon as this deposit is received, your booking will be confirmed. This deposit is non-refundable. The balance of the rental cost will be required 8 weeks prior to your rental period commencing. Bookings made within 8 weeks of your holiday commencing require the full amount to be paid when the reservation is made. Payment can be made by cheque or bankers draft or Bank/wire transfer. We also accept credit card payments and payments via PayPal. As soon as this Deposit has been received it is understood that the renter has read and accepted our Terms and Conditions.Security Deposit: When renting a property you are expected to ensure that your party members act responsibly and respect the property and it's contents. A payment of £200/$350 is required to be paid along with your balance payment to guard against any damage done to the holiday villa during your occupancy. The party leader agrees to accept full liability for all loss or damage caused by any member of their party, during the occupation of the villa and confirms that the FULL cost of repair or replacement will be met. It is the local property manager that determines the return of your security deposit. The villa will have an instruction manual placed in the home and it is in your own interests to read through this. Cancellation: Should you have to cancel your booking then your deposit cannot be refunded. Should the cancellation occur after the balance has been paid then the full amount will be lost. We strongly advise you to take out some form of travel/trip insurance as soon as your booking is confirmed - this should cover any cancellations for reasons beyond your control. If a client does not pay the balance when it becomes due then we reserve the right to cancel the booking and retain the deposit. In the event of a cancellation then any security deposit already paid will be returned to the client. Occupancy: The holiday villa will normally be ready for occupancy from 4:00pm on the day of arrival and must be vacated by 10:00am on the day of departure. If you have a late flight you should consider reserving the villa for an extra night or pre-arranging a late check out if possible (there may be an additional charge for this). The villa has a rental license stating a maximum number of guests and over-occupancy of our villa will not be permitted. The local property manager has a duty to enforce the stated maximum occupancy and will do so. Gas BBQ/Grill: We have recently installed an Outside BBQ for your usage free of charge. We would kindly ask that you clean it after yourself. A charge of $75/£45 will be deducted from your security deposit if the cleaners have to clean it as it is not in their remit to do this. We would also suggest that you may want to clean it before your use to satisfy yourself that it is indeed cleaned to your standard. The BBQ is to be used at your own risk.Replacement Villa: We will make every reasonable effort to provide the exact villa stated in our reservation confirmation. However if a situation arises that causes the villa to become unservicable or unavailable then we will try to provide a replacement villa of at least an equal standard. Should this situation arise the client will always be offered the option of cancelling their reservation with a full refund of all monies paid. Conduct: Your holiday villa is located on a prestigious estate where some of your neighbours maybe Florida residents. We ask that you act in a considerate and courteous manner to your neighbours. We want you to have fun but we also request that noise be kept to a minimum during early mornings and late evenings, particularly around the patio and pool. Please treat the home with respect, have fun, but respect your neighbours and the property. Pools & Pool Heating: Please note that the swimming pool is a free facility included along with the pool home you are renting. Most pools have a pool heater that can be switched on at an extra cost, this also services the spa (the spa will NOT get warm unless you order pool heating). We are happy to arrange this for you should you require it. In exceptional severe winter conditions is it possible that the pool heater may not be able to maintain the water at a temperature of 80 degrees - this does NOT constitute a malfunction. ANY issues with the pool heating should be directed to the local management company during your time at the villa so that they can deal with your concerns and you can continue to enjoy your time there. Your villa is fitted with a removable safety fence. It is your decision whether to take it down, and we, the villa owners can not be held responsible if any accidents occur as a result of this fence not being in place. Maintenance: Our rental home is maintained by local management company. All breakages, accidents, problems and losses must be reported to the local management as soon as they occur so that they can be attended to. All home appliances will, from time to time, malfunction and may need repair - the local management company will use their best endeavours to have any problem rectified as quickly as possible. Repair times may be dependent on third parties such as utility companies. Access to the villa may be required by authorised maintenance personnel during your stay to carry out those repairs.Privacy: We will use any data provided by you only in respect of your villa booking. It will be treated as confidential and not passed onto any un-necessary third parties.Force Majeur: We will not be liable for problems or delays caused by strikes, riots, political unrest, hostilities, war, terrorist activity, industrial disputes, fire, flood, tornadoes, hurricanes, transportation problems, airport closures, weather conditions or any other event beyond our immediate control. We suggest that you take out adequate travel insurance to cover such eventualities.Pets: Pets are not permitted in our holiday villa. This is in part out of consideration for future guests who may suffer from allergies or other pet related illnesses. If pets are found in the villa then the property manager or their representative has the right to have them removed from the property. The security deposit will be forfeited and guests may be required to vacate the property with no refund of rental monies.Smoking: Smoking indoors is not permitted in our villa. Smoking is allowed in the garden, patio and pool areas. The Villa is fitted with smoke detectors which will activate if guests attempt to smoke anywhere in the home. Guests found smoking inside the villa will forfeit their security deposit.Check Out: Check out is at 10am PROMPT. Late check out will result in a charge against your security deposit determined by the local property manager. The villa instruction manual will detail what you are expected to do when checking out. This usually means taking out the trash, loading and starting the dishwasher and loading and starting the wash cycle for the towels used.Locating your villa: Once you have paid for your villa you will receive, by email, the address of our villa, driving directions and access codes/key collection instructions. Please do NOT travel without this information as you will not be able to locate your villa. If you do not receive this information please contact us at least 72 hours prior to your journey commencing.General Points: Swimming pools are great fun and few people would choose a holiday home without one. However they are an obvious source of DANGER especially for young children. We cannot accept any liability whatsoever for any injury caused as a result of using the swimming pool in any holiday villa. You are particularly advised NEVER to allow children to use the pool unsupervised.
