Situated in residential part of city of Umag, close to city center and ACY Port, in especially peaceful and natural surroundings, with the garden filled with Mediterranean plants and sea-scented air, it guarantees privacy, relaxation and pleasant rest. In its immediate proximity, guests can use beach, swimming pool and numerous sport and recreational activities (golf, tennis, bicycling, hiking, sailing, picnics, etc.). On other side, there is immediate vicinity of downtown of city of Umag with all it the necessities of everyday life (markets, restaurants, banks, doctors, hospitals, etc.).

The property of� spreads 1000m2, while the Villa itself is 450 m2, what represents suitable space for comfortable stay of 10 people. The property is fenced by beautiful handcrafted fence in combination of stone and wrought iron, what guarantees a peaceful and secure stay.
Villa� is fitted in the old rustic style, with high ceilings and large spacious rooms. The oak floors decorate all bedrooms and living room, while the kitchens, halls and terraces are marble or terracotta Italian tiles. With its quality appointments and high-quality furniture, Villa Magnolia satisfies all requirements of the worry-free stay and vacation.

The villa consists of:

  1. central living area - located on the south side with open view to the sea and consists of ground floor and first floor
  2. The northern part of the villa - which consists of ground, first and second floors, which houses two completely separate apartments for guests and servants. Guests can use the apartment on the first floor, while the apartment on the second floor of the villa is used by staff only during maintenance and cleaning of the villa. During your stay the staff does not live in a villa, as the villa is intended exclusively for residential guests.

Large spacey terrace which extends on the entire length on the South side of Villa, facing the garden which houses a swimming pool surrounded by Mediterranean plants and all trees of magnolia, pines and palm trees.
Free-formed swimming pool is about 28m2, fitted with hydro massage, massage jets, night lights, summer and winter cover, automatic pool sweeper and solar-heated outdoor shower. Swimming pool’s depth is well suited for both children and adults, as the depth ranges from 0.4m to 1.35m.
In the lower floor, guests can enjoy living room with marble fireplace, facing open view of sea and the yard. The large open floor plan accommodates dining room and well-stocked central kitchen, along with guest bathroom with shower stall.
From the living room, guests can follow a hall with its oak staircase to a first floor or follow it to two side rooms, one of which features a bedroom with a queen bed number 6, small bath with shower and a laundry room with outside kitchen.
For outside entertainment, the outdoor kitchen is fully stocked and in vicinity of eastern backyard, dedicated to recreation, socializing and barbequing, as there is a built-in grilling center with a large marble dining table.
From the eastern backyard, guests enter into separate spa space, containing fitness center, Jacuzzi and a bathroom.

Climbing the oak stairs that continue onto the hall to the first floor, guests are greeted with a loft with an entertainment center and TV. On the left side, guests enter two comfortable bedrooms and a beautiful bathroom with shower.
The bedrooms open up onto a large terrace that extends the entire length of the south side of Villa, with a view of the entire bay and the old city Umag. On the right side is a suite, a space that interconnects large master bedrooms and smaller children’s rooms, as well as a beautiful bathroom with a tub and a terrace facing eastern backyard.

Local Amenities and Activities

Umag, small town and port on the north-western coast of Istria, presents 'Croatia’s gateway to Europe'. At a distance of only 50 kilometres from Trieste, 150 from Ljubljana, the capital of Slovenia and 50 NM from Venice, Umag is a favourite holiday destination with extraordinary excursion possibilities.

Idyllically situated in a horse-shoe shaped bay, Umag, the pearl of the Umag riviera, offers guests the greatest possible comfort and accommodation. The town is full of contrasts, full of the juxtaposition of the old and the new, and it speaks picturesquely of its past to visitors.

Its beneficial features were already recognized by the Romans who turned it into their summer residence. The magnificence and splendour of those times today is reflected in the many Venetian houses in the old part of Umag.

The best fertile soil and the vast arable land in the area have fostered the production of traditional Mediterranean crops present in the region for thousands of years, with particular emphasis on olive growing and wine growing.

Umag’s hinterland offers newly discovered tourist attractions like mountaineering, caving and other chances for adventure enthusiasts. For those who love horses and the wonderfully attractive and challenging sport of riding, the ''Juricanija'' equestrian center in the tourist resort, ''Stella Maris'', offers the rare experience of being able to ride out in untouched nature, along beaches on the Umag riviera.

It also has the reputation of the Istrian sports centre, since as the host of the ATP tournament for many years now, it attracts numerous top world tennis players.
