The villa feature at the first floor 4 double bedroom, three with en suite bathroom with shower and one with en suite bathroom with shower and bath tub, one double bedroom without bathroom just a little sink and one twin room with French beds  and en suite bathroom with shower and bath tub. The second floor offers 3 sngle bedroom and one bathroom with double sinks and shower. The ground floor features a toilet, large living room with sofas and flat screen satellite Tv, dining room with traditional Tuscan fireplace and a fulli equipped kitchen with fridge, freezer, gas stove and oven, washing machine, dryer, and dishwaser. A patio with BBQ facility and table with chairs are available at the ground floor. The private pool size 6x12 mt and deep 1,50 mt. The pool is open from the last week of April until the first week of October. The free wi-fi internet connection is limited at the ground floor.

Local Amenities and Activities

The nearest shops, bank, pharmacies and supermarket are available at 8 km in San Gimignano or Certaldo. In San Gimignano at about 10 km available tennis curt and about 20 minutes in Castelfalfi a golf club.

Reservation required for minimum stay of 7 nights with arrival-departure on Saturday.

Check In between 3:00 pm up to 7:00 pm. Check Out within 10:00 am.

Driving directions (from airport or sea port)

By car

From North
· Take the A1 highway, in direction of Roma, exit Firenze Impruneta
· Take the dual-carriageway Firenze-Siena, exit Poggibonsi Nord
· Follow signs for San Gimignano for about 11 km
· As you arrive in San Gimignano, follow the road that skirts round the two main gates and continue following directions for Certaldo-Gambassi
· When you arrive at the roundabout, turn left towards Gambassi
· After 1,2 km turn right towards, following directions for Pancole for 2,3 km
· Drive through the village of Pancole (going through a small tunnel under the church) and after about 800 m turn left towards Santo Pietro
· After 1,1 km of unpaved road, stop at the Reception of Fattorie Santo Pietro
From south
· Take the A1 highway in direction of Milano, exit Valdichiana
· Take the dual-carriageway Siena-Bettolle, exit Siena Ovest
· Take the dual-carriageway Firenze-Siena, direction of Firenze, exit Poggibonsi Nord
· Follow signs for San Gimignano for about 11 km

· Take the SS49 in direction of Siena. Pass Castefiorentino and before enter in Certaldo follow for San Gimignano
· Follow the road and at the roundabout take the 3rd exit for Gambassi T
· Follow the road for about 1 km and turn on left for Pancole (rif. Albergo/Ristorante Latini)
· Follow for Pancole and pass the farm called "Il Monte"
· Turn right in direction of Santo Pietro 1
· After 1,5 km of unpaved road, stop at the Reception of Fattorie Santo Pietro.

• the day of Check In or no Show, cancellation fee 100% of the reservation amount.
