The ground floor features a large and comfortable living room with a fantastic fire place, an open plan large fully equipped kitchen, two bedrooms of 15square meters each, one bathroom and 60 sqm veranda

The first floor has one master bedroom of 40 square meters with a living room and a fire place, two other bedrooms of 15square meters each, two bathrooms and 50 sqm balcony.

On the semi basement is located a large storage area together with the boiler room for cenral heating.

The Villa is fully furnished and equipped and has TV in every room, DVD and wi-fi internet.
There are also lots of toys for children.

The exterior of the house is amazing. 4000 sqm with grass, palm trees, pine trees, olive trees and a fully equipped large barbeque kiosk.

Chalkidiki is a three-pronged peninsula located south of the city of Thessaloniki. It comprises of three smaller peninsulas Kassandra, Sithonia and Athos. Chalkidiki has the longest stretch of coastline, approximately 550 km, than any other mainland prefecture in Greece.
It is a famous destination for families, couples and friends. .
The Golden, sun-drenched sandy beaches in Chalkidiki, the idyllic gulfs, the traditional villages and the modern vacation resorts, the scattered islets, the sheltered coves, the pine-clad hills dropping to the sea, all together make up the picture of the modern-day in Chalkidiki.

The Villa is built in a wooded area and has easy access to all the beautiful coasts of Kassandra.

Kriopigi (Chalkidiki) is located on the peninsula Kassandra of Chalkidiki at a distance of 80 km from Thessaloniki. It is built amphitheatrical on the slopes of the green hills and has a wonderful view towards the Gulf of Kassandra. The area has been inhabited since ancient times and Kriopigi is built in the place of the ancient towns Neapolis and Flegra. The excellent climate, the combination of green mountains and the clear sea (two blue flags award in 1991) together with highly qualified service and hospitality establish Kriopigi as the most distinguished resort of the area

Respect the property as it was yours.

By accepting this booking you accept the following house rules that every guest is expected to follow.

Smoking is allowed outside the villa but please restrict smoking in the villa. Damage from cigarette burns will be charged at full replacement cost to the renter.

People other than those agreed may not stay overnight in the property.  Any other person in the property is the sole responsibility of Guest.

The renter is advised to have adequate Travel Insurance and health insurance.

The use of the accommodation and amenities are offered on the condition that they are used entirely at the renter’s own risk. All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities.

The Homeowners are not responsible for the loss of personal belongings or valuables of the guest.

Children should be under constant supervision of adults especially during risky activities like using the swimming pool.

By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

Take a shower before the use of swimming pool

Swimming Pool Safety Rules:
1.    No lifeguard on duty. Swim at your own risk.
2.     Children are allowed to swim or play in the pool only when adults are present. Please maintain constant supervision over children.
3.    No pets in the pool.
4.    Walk slowly in the pool area.
5.    No running or rough play in the pool area is allowed.
6.    No Diving is allowed
7.    Pool depth is  max 130cm
8.    Keep the area clear of clutter, debris and toys. Toys can often attract young children to the pool.
9.    No swimming at night, in rainy weather, or in thunderstorms
10.    No eating, drinking or chewing gum while in the pool
11.    No glass near the pool/water area.
12.    Guests swim at their own risk and the property owner will not be responsible for any injuries while using the pool

Do not cause any damage to the walls, doors or windows of the Property, nor do anything that may be reasonably considered to cause a nuisance or annoyance to us or neighbouring properties.

Keep the property and all furnishings, kitchen equipment, crockery, glasses, [bedding and towels] clean and in good condition.

Only use appliances for their intended uses.

PETS are permitted only with prior approval.

Property owner will have unrestricted access to the villa as required.

The villa is booked on a self-catering basis.
Housekeeping service is provided before and after your stay. Unless otherwise agreed, there is no daily housekeeping service. Linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels.

The owner is not liable for disturbance of the renters holidays through force majeure or other circumstances that the owner has no influence(floods, black tide, fire, earthquakes et.al.)
