L’INFIORATA is a very spacious villa built in the 70's and deeply restored and refurbished in 2011.
The result was a beautiful villa with pool, 13 km out of the highway ring of Rome, on the crest of a green hill, surrounded by a large well kept garden on which there is a swimming pool bean shaped.

The whole overlooks with breathtaking views on the woods of the natural Regional Park of Veio where it is very pleasant to walk in the public forest or at side of a small stream and a waterfall, between cows and horses.

Terraces, 3 separate gardens, a swimmingpool and stunning views guarantee a very special and unique property.

Formello, a rural village in the hilly northern Rome countryside, is the closest village to the Rome’s highway ring - only 13 km far, 10 of which by highway -.

Behind the automatic gate of Villa Infiorata a paved area can host up to 4 cars.

Two steps get to the entrance door.

On the Main Floor with a surface of 250 sqm abt (2750 sq feet), usually used by the owners for their celebrations, observances and joyous diversion with their son's families, you enter into the large foyer, opening, through two arches, into the very large dining - living room (80 sqm or 880 sq. foot).

The area is spacious, luminous, with nine windows, some of which very large, and French doors leading onto the garden from one side and from the other side onto the very large terrace with a wonderful view on the park and a staircase leading to the lower garden.

Comfortable sofas and arm chairs, fire place, books and pictures, a piano and antiques create a very friendly atmosphere.
A small open plan kitchenette is beyond an arch useful for a coffe break or refreshments without going to the kitchen.
A sliding door opens to a small antechamber with accesses to an half bath and, through another door, to a very large kitchen (40 sqm or 440 sq foot) with armchairs, a gaming breakfast table with chairs for up to 8 people.

The cooker is on the isle, with a monumental iron cap, two fireplaces, window and a second entrance door on one side.

French windows on the other side with access to a very large terrace with doors from the main living room too.

A door opens from the kitchen to a corridor where there are two bedrooms.

The master bedroom, with en-suite bathroom with Jacuzzi bath and shower, is equipped with a double bed, bedside tables, wardrobe, chest of drawers, two chairs and a nice coat-rack.

The second bedroom with en-suite bathroom with shower is equipped with two single beds, bedside tables, a chest of drawers and a chair.

The third bedroom with en-suite bathroom with Jacuzzi bath, equipped with double bed, a sofa bed Frencg size, bedside tables, chest of drawers and chairs, has access from the main livingroom.

The Lower Floor is connected to the main floor through an internal staircase.

It fronts the second level's garden with a well equipped and nice double bedroom, a second double bedroom very large, with a third bed (if requested), the living room with a comfortable sofa bed, table for 6 and kitchen in open separate space, a bathroom with bath and a living room. 4(+1) more sleeps on this floor. for a total of 10+2 sleeps,

The main characteristic of this apartment is the great liveability, both in the night areas and in the living rooms and terraces.

From the terrace only few steps to reach the garden.

In total l'Infiorata can comfortably host 10+2 people in 5 bedrooms with 2 en-suite bathrooms with Jacuzzi, one en-suite shower room, one shared shower room, a half bath, a large kitchen, two more kitchenettes, 2 living room, terrace, garden, pool.

For a lower price 6 or 4 people will be accepted with a reduced number of rooms or in the Penthouse but with shared swimming pool.

In fact also the lower level can be separated by a door, becoming a Guesthouse that from May till September the can be rented only together with the main apartment, unless last minute (30 days before start date) or differently agreed.

From the paved area behind the automatic gate, a private staircase leads to a separate apartment:
The Penthouse, sqm. 90 abt, with private access, with very large windows overlooking the garden, the pool and the Regional Park without any doubt is a treat.

It consists of:

Two double bedrooms with en-suite bathrooms,
a half bath more,
a large living room with cooking isle,
a walk-in closet,
a terrace with table and chairs, sun umbrella and a balcony.

Lower floor: 2 bedrooms, 4+2 sleeps
Penthouse: 2 bedrooms, 4 sleeps For a total of 7 bedrooms, 14+3 sleeps, 6 bathrooms + 2 half baths.

We prefere groups not exceeding 14.

From the entrance gate there is access to the gardener’s apartment, a very kind single, and at side of the villa there is the owner’s office. L’Infiorata is located in an area dedicated to villas only, 300 m from a Pizzeria, 600 m from the village, the bar, shops and the bus stop.
