The ground floor of the property comprises a spacious, open plan living & dining area and a fully-equipped kitchen. Outside is a 10 metre swimming pool within a small garden. The two sleeping suites are situated on the upper floor, each with its own private balcony and ensuite bathroom, while the family suite has an additional entertainment/media room with a sofa bed. The icing on the cake is the roof top Sky Lounge terrace, complete with a sitting area, a dining table for six, and a 'bale' relaxation gazebo.

A spacious open plan living and dining area, incorporating a European kitchen, occupies the entire ground floor of the villa. The lounge area is furnished with a big yielding sofa, oriented towards a 46-inch flat-screen TV with a home theatre sound system. Adjoining the lounge is a guest bathroom. The dining area presents a solid wood dining table with six armchairs placed in front of panoramic windows overlooking the surrounding landscape. The integrated European kitchen is fully equipped with gas hobs and an oven, a fridge with an ice-maker, a toaster, a blender, a microwave and everything else that you (or our private chef, at additional cost) needs to cook your favourite meals.

The entertainment/media room is a part of the family suite and is furnished with two sofas, bean bags, coffee tables, and a library supplied with some good design books, plenty of magazines, and a selection of board games and playing cards. The media system incorporates a 47-inch, high-definition TV with Sony PS3 (usable as a Blue-Ray player), and a high end JBL home theatre sound system.

The villa's 10 x 4 metre swimming pool is complemented by a tiny garden and a timber deck with poolside garden furniture including two sun loungers and an umbrella.

The stairway to the second floor and the roof top Sky Lounge terrace is beautifully decorated with a natural stone carving from the Hindu epic, The Ramayana, as well as a wooden Balinese statue (the Statue of Love) depicting Rama and Sita. The enticing roof-top Sky Lounge terrace is furnished with rocking chairs, a dining table for six, and a bale relaxation gazebo fitted with a mattress and cushions. The Sky Lounge is wired for sound with another music system featuring an iPod connection.

Local Amenities and Activities

Sky House can easily accommodate up to 6 people but due to the villa's layout, we recommend it for one couple in the master suite and one couple with 2 children in the family suite. Both suites occupy the upper floor of the villa and each has a balcony. There are comfortable King Koil mattresses on every double bed made up with quality natural cotton linens and two pillows for every guest.

The master suite is an oversized room featuring floor-to-ceiling French doors, a traditional, high wooden roof and a laminated floor. The room is furnished with a 2-metre wide, four-poster, king bed fashioned from natural teak wood, an armchair with an ottoman and a reading lamp, and a 46-inch flat screen TV with a home theatre sound system. The room is adjoined by an ensuite bathroom and a spacious walk-in wardrobe.

The family suite is suitable for a family with two children, and has a shared entrance. It comprises a bedroom, bathroom, and balcony, as well as a connecting entertainment/media room with a folding sofa that can be converted to a double bed. An extra bed or baby cot is also available upon request.

Food & Beverages

A complimentary cooked breakfast is provided on your first morning, served by your private butler. For the rest of your stay, you just need to pay for the cost of the groceries, which your butler will purchase on your behalf as well as preparing your ongoing daily breakfasts. Drinking water, ice cubes from an ice-maker, local Arabica coffee, a selection of Indonesian teas, and sugar, is all free flow. If you wish to self cater, your butler will be happy to do your grocery shopping for you. Basic spices, cooking oil and some Asian sauces can be found in the kitchen. Alternatively, a selection of delivery menus from nearby restaurants is provided; the staff will place an order at your request, and make sure that meals are well-served on a table. Your drinks including fresh juices and some cocktails will also be prepared for you at cost price. Additionally, one of our professional freelance chefs will be available on demand and at extra charge (Rp 500,000 for lunch or dinner, or Rp 700,000 for lunch and dinner), plus ingredients charged at cost price.

Policies & Disclaimers

Any events and parties with more than 10 participants must be approved in advance by the management, and a stipulated local authority and security guard fee will be applied. Please read our  terms & conditions carefully before you finally confirm your booking and pay your deposit.

When the Guest makes a booking request, the Guest must make the appropriate deposit payment to VillaNaBali within 5 working days of availability confirmation. VillaNaBali must receive the following deposit payment on the time stated in the Invoice/Booking confirmation. Invoice issued by VillaNaBali for each individual booking is a part of agreement between the Guest and the Owner.

For rentals beginning more than 30/60 days (depends on the villa and rental season) after the date of the booking request - a deposit of 50% of the total rental amount is payable.

For rentals beginning 30/60 days (depends on the villa and rental season) or less after the date of the booking request - the total rental amount is payable as a deposit.

If the required deposit payment is not received within the 5 working day period, VillaNaBali reserves the right to void the Guest's booking request.

Where a 50% deposit applies to the booking, the Guest must pay the remaining 50% balance not less than 30/60 days (depends on the villa and rental season) before the scheduled arrival date.

All payments must be made in US Dollars, unless otherwise agreed with VillaNaBali, and must be made in accordance with VillaNaBali's payment instructions as set out in the Guest's booking confirmation.

If payments are not made on or before the due dates stated in Invoice/Booking confirmation as required herein, the Owner or the Owner's Representative may cancel the booking, in which case this Rental Contract will be thereby terminated without any further notice required. Cancellation charges may apply as detailed below.

A security deposit may be payable directly to the Owner or Owner's Representative immediately upon arrival at the Property. The standard security deposit required for each Property is stated in the Property description or Invoice/Booking confirmation; however the Owner has the right to impose different requirements on a case-by-case basis. Access to the Property may be refused if security deposit is not paid in full. When the security deposit is required to be paid in cash, or when a non-standard security deposit applies, VillaNaBali will inform the Guest in advance of the amount payable and any other conditions.

The security deposit will normally be refunded at the end of the rental period, after deducting:

— all additional expenses incurred on the Guest's behalf (e.g. additional charges for goods, services and staff which have not been directly paid by the Guest, and telephone and transport charges, if applicable) and

— the cost of replacement or repair for any loss or damage to the Property or its surrounds or contents caused during the Rental Period. If this cost cannot be reasonably determined prior to the Guest's departure, the Owner or the Owner's Representative is entitled to withhold a reasonable estimate from the Guest's security deposit, and will return any balance to the Guest as soon as possible after the actual cost has been determined.

If the Guest wishes to cancel a confirmed booking, written notice (via e-mail) of cancellation must be sent to VillaNaBali. All cancellation notices received by VillaNaBali will be acknowledged in writing (by email). It is strongly recommended that the Guest and all members of the Guest's party purchase trip cancellation insurance.

Cancellation of a booking includes but is not limited to:

— Cancellation of one or more days of a booking;

— An amendment of a booking so that none of the dates of the booking once amended fall within the same dates that originally constituted the booking;

— Failure of all Guests to provide the required documentation on arrival (eg. Passports or suitable identification); and

— Attempt by the Guest, their party or visitors to hold an event at the Property in breach of these Terms and Conditions or breach of any rules applicable to the Guest's chosen Property.

In the event that the Guest cancels a confirmed booking, the following cancellation fees will generally apply:

— 20% of the total rental amount will be forfeited if the cancellation is made more than 60 days before the start of the rental period

— 50% of the total rental amount will be forfeited if the cancellation is made between 30 and 60 days before the start of the rental period

— 100% of the total rental amount will be forfeited if the cancellation is made between 1 and 29 days before the start of the rental period.

The applicable amount will be deducted from the deposit and moneys paid, and VillaNaBali will refund any remaining balance to the Guest.

Please note that these cancellation terms apply for regular booking periods. Special cancellation terms may apply for peak/high seasons and will be stated in the Property description, booking confirmation or reservation voucher. If the information in any of these is inconsistent, the most recently issued terms will prevail.
