A staircase leads to the first floor where the master double bedroom with four-poster bed and en-suite shower room is located. The private balcony for this room overlooks the swimming pool. There are a further two twin bedrooms on this level each with private balcony and sharing a full family bathroom complete with Jacuzzi whirlpool bath with an overhead shower. A washing machine and sink are located on the small landing area of this floor.
The villa is fully air conditioned throughout with units that can be used for both cooling and heating, and has a safe box. A fully equippied Kitchen with Dining area and outside veranda.
Outside, the large Dolphin Tiled 10m x 5m pool with walk-in steps is surrounded by a spacious terrace with sun beds, umbrellas, poolside shower and barbecue. The swimming pool area is completely private and enjoys outstanding views of the surrounding countryside.

Local Amenities and Activities

Kathikas is a traditional cypriot village, with a supermarket ,bank and several taverns. Kathikas has two wineries you can visit. Located in the village is a sports cafe bar. Coral Bay with safe sanding bathing is a short 10 mins drive away. There are plenty of restaurants,bars,and Coral bay also has good nightlife. Also only 16km from Polis and Latchi.

Kathikas is popular for bird watching, walking and has a local heritage site

Paphos town with harbour and port is approx 30 mins drive away. The Akamas peninsular and forest , with nature,walking and wildlife is 15 mins away. Tsada Golf course is a 15 minute drive

Troodos mountains for scenery and skiing in winter is approx one hours drive.

Check in / Check out times

The Villa is available from 3pm on the day of arrival. On the day of departure we ask for the villa to be vacated at 11am

Airports / Sea Ports / Other Transport

The closest airport to Villa Maria is Paphos International, this is located about 50km from Kathikas with all major tour operators flying in, BA, Easyjet, Thomson, Thomas Cook, Cyprus Airways etc.

The is a local harbour in Paphos but the major port is located in Limassol 70km away

Paphos has taxis and local transportation available but for access to Kathikas, Car Hire is essential

AT THE LARGE ROUNDABOUT (DEBENHAMS SUPERSTORE ON RIGHT) TAKE THE THIRD EXIT SIGNPOSTED LIMASSOL AND POLIS. CONTINUE ON THIS DUAL CARRIAGE WAY, PASSING McDONALDS ON YOUR RIGHT AND ESSO GARAGE ON THE LEFT. AT THE END OF THE DUAL CARRIAGE PASSING THE EKO GARAGE AND JUST BEFORE LARGE ISLAND TO THE LIMASSOL MOTORWAY, BEAR LEFT FOLLOWING SIGNS TO POLIS. CONTINUE THROUGH SET OF TRAFFIC LIGHTS TO ROUND ABOUT. TURN LEFT AT ROUNDABOUT UNTIL A FURTHER SET OF TRAFFIC LIGHTS ON A ‘T’ JUNCTION TURN RIGHT – POLIS SIGN (B7)

CONTINUE ON THE B7 CLIMBING STEADILY UPWARDS PASSED VARIOUS FURNITURE, CLOTHES SHOPS ETC, THROUGH THE AREA OF MESOGI TOWARDS THE VILLAGES OF TSADA. REMAIN ON THE B7 (APPROXIMATELY 15 MINUTES) PASSING THROUGH THE OUTSKIRTS OF STROUMPI VILLAGE - ESSO GARAGE ON LEFT JUST BEFORE STROUMPI VILLAGE (POLIS SIGNPOSTED 22KM)

on leaving Stroumpi village AREA APPROXIMATELY 1km, look for a sign post to KATHIKAS on left. turn left and CONTINUE ON THIS ROAD FOR APPROXIMATELY 10/15 MINUTES. AS A ‘LANDMARK’ LOOK FOR THE CEMETERY ON THE LEFT AND JUST PASSED THIS A SIGN TO KATHIKAS VILLAGE ON YOUR LEFT. slow down and CONTINUE ON ROAD FOR APPROXIMATELY 150 METERS. YOU WILL SEE the FARMYARD RESTAURANT ON YOUR RIGHT. TURN RIGHT INTO THE DRIVEWAY AND THE MARIA VILLA IS AT THE END OF THE DRIVE.

Policies & Disclaimers

TERMS AND CONDITIONS

1. The person who makes the booking accepts these terms and conditions on behalf of all members of the party and is responsible for all payments due by the party. By making a booking you confirm that you are at least 18 years of age and you have read these terms and conditions and agree to comply with them, also that you are acting with the consent of the party you are making the booking for.

2. We take no responsibility for matters beyond our control, i.e. war, civil unrest, terrorist activity, industrial disputes, bad weather conditions and other circumstances which neither we nor the villa owners could foresee or avoid even with all due care.

3. The visitor is responsible for any damages or breakages that occur, all incidents must be reported to the villa owner and the required compensation to be paid locally. At the time of final payment, a security deposit of 100euros will be taken, on inspection of the villa before departure, this will be returned if no damages are found and the villa is left in a tidy reasonable state.

4. With each reservation a DEPOSIT of 25% is required. The deposit paid on booking is not refundable. The final balance of 75% + security deposit is due 8 weeks prior to arrival.

5. CANCELLATION - 3 Months prior to arrival – Deposit non refundable. 6 Weeks prior to arrival – Deposit plus 50% Non refundable – 4 weeks prior to arrival – 100% Non Refundable

6. CHANGES – Any amendments/changes to dates will incur a 10% fee of the full balance due.

7. LATE PAYMENTS – The payment due date is the date the funds should be showing clear in Villa Maria Bank account. Late payments may incur additional charges or the Villa Owner has the right to cancel your reservation without being under any obligation to the booker. Any deposit will not be refunded and the cancellation charges in number 5 will apply.

8. The payment will be made in EUROS. We are not responsible for Current Exchanges rates. The Currency quoted is the amount to be paid and will not be changed due to lower or higher exchange rates of the booker’s currency.

9. The owner reserves the right to refuse or cancel any reservation without being under obligation to assign any reason and will accept no liability in respect of the refusal or cancellation, but shall refund all monies to the visitor in respect of such reservation.

10. Visitors are not permitted to move furniture or equipment without prior agreement of the owner. Equipment must not be moved from the premises for outdoor use.

11. The accommodation is to be occupied by the confirmed party ONLY and no authority is given for others persons to have access or use of the accommodation unless permission is agreed with the owner.

12. We cannot be held responsible for building work in the vicinity of the villa. We will do our utmost to inform guests of forthcoming work.

13. Air- conditioning is not included in the rental price and it’s charged locally per unit on agreement with the visitors at 4.50euros per unit per day.

14. Be aware that excessive use of electricity may overload the electricity lines with a chance of a power cut. A) AIR-CONDITIONING – The visitor and his party must make sure when they leave the villa during their stay, ALL THE UNITS ARE SWITCHED OFF. Ensure that when the air-conditioning units are working that ALL DOORS AND WINDOWS remain closed. B) Lighting – The visitor and his party must ensure that all indoor and outdoor lights around the villa are switched off AT NIGHT BEFORE THEY RETIRE. In addition to keep lights on they will attract unwelcome insects and mosquitoes.

15. Any funds/payments made by International Bank Transfers may incur charges; these charges are to be paid by the booking party not the owners.

16. Travel Insurance is strongly recommended! The use of the accommodation is at the visitors risk and no liability will be accepted by the owner for any loss or damage of belongings, or personal injury or death however incurred.

Other Conditions

1. Transport from and to the airport is not included or provided with the rental price.

2. Where air-conditioning is available it is charged cash per unit per day and please note that each bedroom or room has its own separate unit. The whole amount is payable locally at the beginning of the rental period.

3. The visitors must understand that the villa is available only after 3.00pm on the day of arrival.

4. The villa must be vacated by 11.00am on the day of departure. This enables the villas to be cleaned for the next occupants. If there is a gap in the change over rental period, guests may be able to stay in the villa until departure time but this must be pre-arranged with the villa owner.

5. Cyprus Satellite television is provided; occasionally due to bad reception not all the channels will be received. Unfortunately this is beyond our control and we will not be held responsible or liable to pay compensation if this facility is not available.

6. All villas will be cleaned once a week; this includes towel and sheet change. Additional cleaning can be arranged at an additional charge.

7. Visitors must bring there own beach towels for the pool area.

8. No pets allowed.
