An executive villa furnished to a high standard with flat screen TV's en suite bathroom facilities and tiled and hardwood floors. The property has a private swimming pool and hot tub. There is a small gym in the garage and kayaks for exploring the river which is right on the doorstep. A private boat dock is available for sole use of the villa guests. The master bedroom and en suite shower and bathroom have patio doors that open right up onto the property's balcony. The guest suite to the front of the property has 2 bedrooms.One room has a king size bed and the other has 2 single beds. These share a shower room and toilet. The first is a good sized double bedroom with built in wardrobes flat screen TV & blue ray player. The second smaller bedroom has 2 single beds built in wardrobes and a flat screen TV and dvd player. The living area of the property is open plan with the kitchen & dining areas. The living area has large 2+2 Lay z Boy leather electric recliners and a Samsung 3D LED flatscreen TV with Bose cinema sound system. There is a 3D blue Ray Player. The dining area has a large dining table that easily seats 6 . The kitchen has Fridge freezer dishwasher oven hob and brand new microwave(installed April 2013). A coffee maker and other labour saving devices are also available. On the balcony there is a large table and chairs for Al Fresco dining.As of April 2013 the balcony has been screened for comfort and safety . Access to the pool area can be gained from the balcony via the outside staircase or from the garage. The pool is an unheated salt water pool.As of April 2013 a new multi function coloured light has been installed in the pool to create a tranquil or party atmosphere at night. Adjacent is a private area with Hot Tub. Outside speakers are wired to a stereo system in the garage gym area which plays radio/cd or iPod.From the pool deck area access can be gained to the private illuminated floating dock.The dock can accommodate boats up to 30 feet. A recently built dedicated grill patio for alfresco dining . THE PROPERTY IS NO SMOKING AND SORRY NO PETS. NO INTERNATIONAL OR LONG DISTANCE PHONE CALLS ARE AVAILABLE.

Local Amenities and Activities

Weeki Wachee spring has Buccaneer Bay water park with a mermaid show and several places nearby rent kayaks tubes and boats to explore the river .The property has Kayaks for guests to use at their own risk. � �The pool is now heated at an extra cost the hot tub is included in the price. Rodgers park has a manmade beach on the Weeki Wachee River and a dedicated swimming hole. The River itself is sprinmg fed and 72 deg year round. There are Manatees in the river and an abundance of wildlife in the area known as the Nature Coast. There is access to the gulf of Mexico and boats can be rented locally.

Pine Island has a municipal beach and snack bar with white sand and clear blue Gulf waters and is a short drive away from the villa.

Tampa is a 1 hour car journey and has Busch Gardens Theme Park and shopping. The Villa is also great for those who wish to enjoy a 2 centre and combine it with a visit to Orlando Disney and Universla Studios. Orlando is 2 hours drive away. Perhaps a cruise to the Carribean from the Port of Tampa. �

Check in / Check out times

Check in is 4pm and check out is 11am. This is strictly adhered to in order to allow our cleaning staff time to prepare for your arrival. Most bookings are back to back

Tampa International is 1 hour away as is Clearwater and StPete International.

Orlando airports are 2 hours away and an easy drive to get to the villa.

Port of Tampa seaport is 1 Hour drive away.�

The Villa is licensed by Florida state for 6 people only. Only persons named on the booking form can stay at the villa during the duration of the booking. Prices are based on occupancy and season. If our management team discovers over occupancy then all guests will be required to leave the villa with no refund.�

A $500 security deposit is required and will be refunded if all terms and conditions regarding your stay are met.�

A $500 booking fee deductible from the total rental fee is required at the time of booking and is non refundable.�

No Pets or Smoking within the villa.

Lead renter must be 25 years or older no spingbreakers or people who want to hold parties at the property.
